A housing complex project for pre-retired or retiree households which will offer restaurant services, hospitality, leisure areas, basic medical services, organized activities and other, many other unique services and products... in response to a market which is becoming bigger every day... which "... at present reaches a clientele with high incomes, but... (which) will be requested by all the customer types."16 "One notes... that between 1991 and 2001, new households are in the majority ones whose supporter is between 45 and 54 years of age ; between year 2001 and 2021... strong majority... will be more than 54 years of age... "17

A project which will be at the fore front of "... methods of industrialization... (which will) call upon... computer-assisted design and manufacture... and (which will use) automotive industry type processes. The produced units... (will be) of very high quality and have great flexibility of design... (which will allow) affordable costs."18

One of the company's strong points will be the priority granted to research and development programs, contrary to the tendencies of existing companies. "As to research in the construction sector, it is almost non-existent. (circa 1988)"19

An innovating company which will form partnerships with related companies to allow member-tenants to sell, or rent, their present residences during this period of over supply of too-large residences for a market in which the average number of people in households is diminishing, from 4.2 in 1961 to 3.0 in 1981, and 2.7 in 1986 ; while "...the percentage of people living alone has more than doubled"13, from 7% in 1961 to about 21% in 1986. Worthy of note is the fact that "...more than 75% of seniors live alone"7, and are more often women.

Home, commercial space, and other

The project will of course offer housing for seniors of the region. These will be offered at competitive rents, but it will be necessary to explain the benefit in being a tenant as well as a member in the project. The out of pocket costs of tenancy will be more than competitive when people start experiencing the prestigious as well as renumerating environment. The commercial aspects of the project will make it possible for members to participate in part-time employment, on site, in addition to contributing to the project's total budget and thus allowing a reduction of the rents, and the possibility of living in an environment which spoils its residents.
